Lysholds are often confused with regular rent, but this is not the case. This is a legally protected title, which is registered in your name with the State Land Department.
* Trustworthiness: Your name is written in the official document (License). This makes the ownership scheme completely transparent and legal.
* Term: A contract is usually concluded for 30 years with the right of double extension, which in total gives 90 years.
* Benefits:
* Simplicity: You do not need to register a legal entity, you own the object as an individual.
* Savings: The taxes and fees on registration of leasing are significantly lower than for other forms of transactions (only about 1.1%).
* Freedom of action: You have the full right to sell, give away or transfer your rights to an object to other persons.
2. Freehold (Freehold) - Full ownership
Freehold is a classic form of ownership without time limit. You own the property indefinitely and can inherit it.
* For apartments (condominiums): Foreigners can own the apartment directly in their name, if the building is respected "foreign quota" (no more than 49% of the project area).
* For villas and houses: Since by law a foreigner cannot own the land directly, purchase of villa to freehold usually takes place through registration of Thai company.
* Benefits:
* Perpetual: The object belongs to you forever.
* Liquidity: Fully owned properties often have a higher resale value.
* Capitalization: This is a great option for building up a family asset for decades to come.

The choice of ownership depends on your goals:
* If you are buying a villa for living or investment: Lyzhold is the simplest and legally purest way. You get full protection of your rights by the state without having to deal with company management.
* If you buy an apartment: Freehold is a priority option, as it allows you to register ownership directly in your name as quickly as possible.
